Job Summary

AECOM Capital, the real estate development and investment management arm and subsidiary of AECOM (NYSE:ACM), is seeking a dynamic and motivated individual to support AECOM Capital, a private equity fund focused on opportunistic real estate investments, developments, and infrastructure investments around the globe. AECOM is a Fortune 500 company and listed on the New York Stock Exchange.

General Responsibilities:

The Analyst will gain exposure to private equity real estate investing, deal structuring, development, and capital raising. The Analyst will partake in pre-development due diligence, acquisitions, equity/debt financing, development management, and asset management. As a member of the investment team, he/she will conduct financial analysis, perform market due diligence, write investment memoranda, monitor projects, and provide general analytical and operational support.

Specific Responsibilities:

Build cash flow models in Excel for potential real estate investment and development opportunities. Test potential debt and equity structures, calculate returns, model distribution waterfalls, and test debt covenants. Audit, review, and modify financial models generated by development partners. Run sensitivity analyses. Conduct and analyze relevant market research, including economic drivers, supply and demand, development environment, and rent and sales comps. Draft deal memos and assist with the production of comprehensive Investment Committee memorandums as necessary. Assist and support all aspects of the due diligence process for acquisition and/or financing. Coordinate with project consultants, legal, and potential partners to expedite the closing process. Track and report project status for both internal and external parties. Perform monthly reporting. Coordinate information with other departments throughout the organization including FP&A, Accounting, Investor Relations, Treasury, and Legal.

Minimum Requirements

Bachelor's degree in Real Estate and/or Finance

Preferred Qualifications

  • Real estate experience

  • Proficiency in MS Excel, Word, and PowerPoint

  • Strong business writing skills

  • Impeccable attention to detail

  • High-level of analytical and problem-solving skills

  • Self-starter with ability to multi-task and efficiently manage time and workload; willingness to help wherever needed

  • Ability to work well in a team environment or on an individual basis

  • Financial underwriting experience, focusing on Real Estate Finance and/or Development
