Job Summary

AECOM’s Americas Real Estate Services (ARES), is the internal corporate real estate department of AECOM. ARES leads portfolio management and reporting, transaction management, lease administration, construction and project management, workplace and facilities management, and general real estate processes and policy for approximately 8.2M square feet of mostly leased office space. AECOM is looking for an experienced Project Accountant to work with the Director of the Program Management Office (PMO) to oversee the tenant improvement construction program, focused on implementing a new, agile workplace strategy across the portfolio.

The ARES team is located in the Downtown Los Angeles, CA office. The Project Accountant will be primarily responsible for partnering with the Program Managers and Project Managers to provide current and accurate financial reporting across all phases of the project lifecycle. The role will require you to be proactive in communicating and enforcing AECOM policy and accounting best practice.

This is a highly collaborative role, requiring appropriate integration between services lines such as the Program Management Office, Finance, Accounting and Controls Teams, Treasury, Facility Managers, Transaction Managers and Design Teams.

The responsibilities of this position include, but are not limited to:


  • Engage as the financial partner to the Project Managers on a high volume national portfolio with several project managers crossing various regional and metro P&Ls.

  • Participate in project set up with the Project Manager, to ensure appropriate as-sold financials are recorded in the system.

  • Engage in regular meetings with Project Managers and program managers on the status of projects during due diligence, project monitoring, system updating and closeout

  • Ensure all incurred costs are reflected accurately and in a timely manner on the project. This will be through the preparation of purchase orders and recording of executed Agreements.

  • Assist the Project Manager with the preparation and update of the Estimate at Completion (EAC) for all active projects.

  • Ensure that appropriate approvals and documentation is in place prior to updates to project costs.

  • Work proactively with Project Managers to monitor and correct project financial issues as they occur. Escalate potential risks to Program Managers and work together to mitigate or resolve the risks.

  • Perform project analysis and prepare reports upon request for management review.

  • Support Project Management team in Oracle system understanding.

  • Understand month and quarter end events to ensure they are prepared completely and accurately in a timely manner.

  • Work closely with internal Finance, Treasury and Accounting teams to provide regular reporting for cash flow forecasting and financing options

  • Understand project costing methodologies, and provide assistance and review support on proposals for moderate risk projects.

  • Assist the Accounting Controls team with internal and external audit support as required.

Project Coordination

  • Preparation of purchase orders, aligned with approved project budgets and appropriate justification.

  • Follow up with Accounts Payable to ensure timely payment to subs, vendors and consultants in accordance with AECOM policy.

  • Liaise with AECOM Fixed Assets and Leases team and Program Managers to provide current project updates regarding Tenant Improvement Allowance reimbursement, site addresses, construction in progress cost build up, and high level budget allocation.

Minimum Requirements

  • Bachelor’s Degree in Finance or Accounting.

  • 5+ years of related experience as a Project Accountant supporting Project Managers and project teams.

  • Experience with Oracle.

  • Held a Projects Accountant role within the last three years including portfolio management of consulting type projects.

  • Extensive experience with percent complete revenue recognition method of accounting.

  • Solid understanding of the complete life cycle of a design and construction project, especially the project set up phase where Project Accountant support is required on commercial matters

  • Exceptional communication skills will be essential as this role involves high level interaction with senior operational staff and a wide variety of internal stakeholders.

  • Experience with presenting finance material to Senior Leadership.

  • Active experience within the last two years of working with Oracle Financials.

  • Experience with IFRS, US GAAP.

  • Extensive experience of internal audit process reviews.

  • Excellent understanding of accounting procedures.

Preferred Qualifications

  • Post-secondary Degree in Finance or Accounting.

  • Post-secondary Degree or practical experience with Corporate Real Estate projects.

  • Completion of, or in pursuit of a professional designation in Accounting, Finance or Masters in Business or Accounting.
