Job Summary

AECOM’s Americas Real Estate Services (ARES), is the internal corporate real estate department of AECOM. ARES leads portfolio management and reporting, transaction management, lease administration, construction and project management, workplace and facilities management, and general real estate processes and policy for approximately 8.2M square feet of mostly leased office space. AECOM is looking for a dynamic Program Manager to work with the Director of the Program Management Office (PMO) to oversee the tenant improvement construction program, focused on implementing a new, agile workplace strategy across the portfolio.

The ARES team is located in the Downtown Los Angeles, CA office. The Program Manager will be responsible for managing a team of insourced and outsourced project managers, and will have oversight across all phases of the project life cycle. The role will be responsible for managing the project pipeline in alignment with critical dates driven by portfolio strategies and Capital Plan budgets.

The Program Manager will maintain the program framework and tools focused on enhancing visibility and control of scope, schedule, budget, risk and other key performance indicators. In addition, the role will support the continuous improvement of design and construction standards to provide high performing and cost effective work environments.

This is a highly collaborative role, requiring appropriate integration between services lines such as Transaction Managers, Facility Managers, Finance Teams, Design Teams, Internal Clients and Project Managers.

The responsibilities of this position include, but are not limited to:

Program Management

  • Oversee a team of insourced/outsourced project managers; assign work and provide direction with regard to timeliness and completion of project objectives; address performance issues within prescribed guidelines; provide performance input upon completion of a project.

  • Ability to oversee multiple projects at any time, with an understanding of master schedule, risk and budget management of the program.

  • Collaborate closely with the Project Managers to develop and maintain master project schedule, ensure master schedule adherence to mitigate risk and enable effective project delivery.

  • Participate in regular project performance reviews with Project Managers, validating estimates, schedules and construction quality and adherence to standards.

  • Ensure consistent application of Program and Project Management Playbooks. Drive continuous improvement of real estate project management process and procedures. Routinely audit and improve functions processes, procedures and support tools.

  • Manage both primary client (executive level) and local client (end-user employees) expectations, and balance the needs of the company and clients to ensure satisfaction for both.

  • Monitor and report on program Key Performance Indicators (KPIs), service standards, and service goals.

  • Work with the PMO team to establish early high-level construction project cost estimates in-line with budget goals; ensure the estimate advances in alignment with scope and design progression and highlight cost variances along with mitigation plans in regular project and program reporting.

  • Contribute to the development of the annual Capital Plan with ARES Leadership.

  • Work closely with Project Managers, internal Finance, Treasury and Accounting teams to provide monthly reporting for cash flow forecasting and financing options.

  • Support the development and management of competitive bidding processes, sourcing/supplier programs, master service agreements, vendor performance management and streamlining of internal processes. Coordinate with Procurement and Project Delivery & Controls.

  • Coordinate front end information and resources that inform due diligence analysis necessary to establish a clear critical path for transaction milestones.

  • Evaluate existing and proposed project sites and facilities with the Transaction team, to review appropriateness of the building as it relates to program requirements.

  • Support lease transactions by reviewing tenant improvement lease terms and landlord work letters.

  • Work with stakeholders to negotiate and resolve conflicts, disputes, and potential claims on behalf of the Client.

  • Establish and maintain relationships with external consultants and service providers on a local and regional basis, which provides current and accurate support of the real estate process. Focus on relationships by building trust, through honesty and transparency of communication.

  • Coordinate with internal business units to understand project needs and priorities. Establish strong relationships with AECOM stakeholders and employees as end-Clients. Focus on relationships by building trust, through honesty and transparency of communication.

  • Lead corporate workplace change management, to support Project Managers and Clients with communications to employees.


  • Provide continuous guidance, training and support to internal project management personnel on best practices, processes and procedures.

  • Ability to analyze complex situations, summarize large amounts of information and understand dependencies across multiple problem sets. Ability to determine priorities and act decisively in both a strategic and results driven manner to ensure overall success of the program.

  • Collaborative leadership style with ability to effectively partner with individuals at all levels cross the enterprise to drive required results, including influence without direct authority. Show proven ability to foster an environment of positive employee engagement and trust.

  • Strong negotiation and conflict resolution skills.

  • Build and maintain a high performing PMO – ability to attract, retain and develop strong project management talent. Proven track record in growing successors, ability to provide both constructive and positive feedback to facilitate professional development.

  • Ability to meet multiple reporting deadlines in a fast paced, growth environment.

  • Highly collaborative with the ability to thrive in a team-orientated environment and work independently with minimal supervision.

  • Strong understanding of corporate workplace change management process; ability to motivate and drive change across a diverse population of stakeholders.

Minimum Requirements

  • Bachelor's Degree in Construction Management, Engineering, Architecture, or Interior Design.

  • 8+ years of progressive corporate workplace interior experience that includes knowledge of all project phases: planning, design, preconstruction, construction, commissioning, and turnover to operations.

  • Experience managing projects and/or mentoring project managers to coordinate an integrated and collaborative team.

  • Relevant experience leading contacts, managing people, budgets, schedules, quality and risk.

  • Excellent interpersonal and communication skills, both oral and written.

  • Ability to travel +/- 10%, as required.

  • High level of proficiency with Microsoft Office products, especially Project, Excel and Word.

Preferred Qualifications

  • Master's Degree in Construction Management, Project Management, Engineering, Architecture, or Interior Design.

  • Possession of any of the following certification(s): PMP, CCM.
