Job Summary

Contingent on award of contract, AECOM is seeking a Custodial Manager I for our maintenance operation within a major manufacturer in northeastern New Jersey.

  • Typical work hours are Monday-Friday, 7:00am – 4:30pm; hours may vary based on business demand.

  • This position requires a valid driver’s license.

The Custodial Manager I reports to the Facility Project Manager and provides direct oversight of the daily custodial operations of this location including, but not limited to: maintaining high levels of customer satisfaction, providing high quality service levels, training and coaching employees, adhering to company policies and procedures and ensuring a safe working environment.


  • Supervise a custodial staff of 20-25 employees responsible for keeping buildings and equipment clean, orderly and presentable at all times. Ensure overall success of goals and objectives.

  • Maintain knowledge of modern cleaning methods and preferred methods of cleaning and preserving floors and cleaning materials, disinfectants, chemicals, etc.

  • Inspects work areas, work in progress and work completed.

  • Confer with Facility Operations Manager regarding custodial activities and problems.

  • Respond to customer questions and complaints to ensure positive resolution.

  • Demonstrate continuous effort to improve operations, streamline work processes and work cooperatively and jointly to provide quality seamless customer service.

  • Report any building deficiencies to Customer Care Center.

  • Recommend and implement improved work methods and procedures.

  • Ensure adequate supply inventory.

  • Ensure all safety policies and procedures are enforced.

  • Maintain high Security standards in department at all times.

  • Prepare written disciplinary actions, memos and employee performance appraisal.

  • Ensure all time and attendance records are kept up to date.

  • Enforce a consistent training program for department.

  • Effectively maintain a professional and supportive relationship with AECOM management team and local customers.

  • Inspect all equipment for proper operation.

  • Respond to emergencies during off-hours if necessary.

  • Perform related duties as assigned and required.

Minimum Requirements

Minimum Requirements:

  1. High school diploma or demonstrated equivalent.

  2. Three years of custodial, janitorial, or housekeeping experience.

  3. Valid driver’s license.

Additional Information:

  • Qualified applicants who are offered a position must pass a pre-employment substance abuse test.

  • This position will require the ability to obtain a security access badge at our client’s location.

  • This position may require various shifts, weekends, and alternative work schedules.

Physical Requirements:

  • Some tasks will require repetitive wrist movement.

  • Requires ability to read and understand information contained in a variety of documents or displayed on a computer screen.

  • Requires the ability to regularly lift up to 50 lbs.

  • Requires the ability to regularly climb extension ladders, roof ladder, stepladders, and stairs at least 10 times during shift.

  • Requires the flexibility to bend/stoop, squat repetitive during shift.

  • Requires the ability to regularly kneel repetitive for shift.

  • Requires the ability to move in a 90-degree fashion on a repetitive basis for shift.

  • Requires the ability to stretch/reach on a repetitive basis for shift.

  • Requires the ability to walk extensively throughout the plant during shift.

  • Requires the use of a Company/Client approved utility knife.

  • Requires the ability to differentiate colors pertaining to wire color-coding.

  • Some tasks will require repetitive wrist movement.

  • Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.

Special Requirements:

  • Wear steel toe safety shoes, safety glasses, gloves, hard hats and other Personal Protective Equipment as needed.

  • Cope with demands (stressors) that are associated with the job and/or the work environment so that acceptable levels of performance and overall contribution are maintained.

Preferred Qualifications

Preferred Qualifications:

  1. Certification in facilities operations, maintenance or housekeeping fields of study (e.g., IFMA, LEED & LEED-EB, APPA, CFM, etc.).

  2. Experience planning, directing, assigning, scheduling and directing a custodial staff of 10-15 employees.

  3. Demonstrated knowledge of modern cleaning methods and preferred methods of cleaning and preserving floors and cleaning materials, disinfectants, chemicals, etc.

  4. Familiarity with basic budgetary and administrative principles and practices.

  5. Proficiency in Microsoft Office programs, specifically Word and Excel.

  6. Ability to communicate effectively (verbal and written) with a wide variety of audiences (e.g., custodians, operators, engineers, management, customers, etc.).

Other Attributes:

  • Must be willing to work overtime when required. May be required to work holidays and weekends.
